Commercial Property Valuations in London, Surrey & Sussex
Independent, RICS ‘Red Book’ valuations from an RICS Registered Valuer — for loans, accounts, sales, tax, pensions and disputes. Clear, defensible figures you and third parties can rely on.
What is a commercial property valuation?
A commercial property valuation is an independent, professional assessment of what a property is worth, prepared to the RICS Valuation – Global Standards (the ‘Red Book’) by an RICS Registered Valuer. It gives you a reasoned, evidence-based figure — not an agent’s appraisal — that banks, auditors, HMRC and courts will accept.
Because our valuations are produced under Red Book standards by a Registered Valuer subject to RICS regulation, they carry the independence and rigour that formal purposes demand.
Valuations for every purpose
Secured lending
For banks and lenders to support finance and refinancing.
Accounts & reporting
Fair Value for company accounts under FRS 102 / IFRS.
Purchase & sale
Know the true market value before you buy, sell or negotiate.
Tax
Capital Gains, Inheritance Tax & probate, and SDLT valuations.
Pensions (SIPP/SSAS)
Valuations of commercial property held in pension schemes.
Insurance reinstatement
Rebuild cost assessments for adequate cover.
Expert witness & disputes
Independent valuations for litigation and dispute resolution.
Charities
Valuations to meet Charities Act requirements on disposal.
Property types we value
Offices, retail and shops, industrial, warehousing & logistics, leisure and licensed premises, healthcare, mixed-use schemes and development land — across central London and the South East.
How we value
We select the right basis and method for the property and purpose, and set out our reasoning clearly.
Bases of value — Market Value, Market Rent, Fair Value (for financial reporting) and Investment Value. Methods — comparable evidence, the investment (income/yield) method, the profits method for trade-related property, the residual method for development, discounted cash flow, and depreciated replacement cost where appropriate.
Every valuation is supported by market evidence and prepared to the current Red Book — which now also requires us to consider ESG and sustainability factors that can affect value.
