Schedules of Condition

What we provide

Blackacre will inspect the unit and prepare a photographic Schedule of Condition. This will be a detailed document, identifying visual defects and snags with the unit prior to you taking on a lease. Our document will be linked to number photographs in the appendix so that the exact location and extent of the issues can be identified.

Moreover, we can also advise on issues that could be ‘progressive’ and result in costly repairs in the future. This would include such items as damp that is already present in the building. If this is the case, you want to ensure that you are not responsible for any deterioration or rot as a result.

It is important to have a Schedule of Condition in place, as this will mitigate your repairing liabilities at lease end. When it comes to Dilapidations negotiations, this document will provide a good baseline condition for the surveyors to agree.

We have provided these documents for clients taking on units from 2,000 up to 50,000 Sqft. We typically turn around our Schedules of Condition if approximately 5 working days, subject to the size of the unit.
