For building owners and managers it is crucial to ensure compliance with the Building Safety Act 2022 (BSA 2022). Understanding if the building is deemed as a ‘higher-risk building’, ‘relevant building’, or neither is important to then be able to implement suitable fire safety measures.  

Higher Risk Buildings are of those that contain at least two residential units, and are: 

• 18 metres or more, or
• has at least 7 stories

Relevant Buildings are of those that contain at least two residential units, and are:

• 11 metres or more, or
• has at least 5 stories
• not leaseholder owned
