GIA vs NIA: What's the Difference? | RICS Measuring Explained
In UK commercial property, two three-letter acronyms quietly decide how much rent you pay, how your business rates are set, and whether two ‘identical’ buildings can be compared at all: GIA (Gross Internal Area) and NIA (Net Internal Area). They sound similar, but they measure very different things — and mixing them up can cost thousands.

GIA vs NIA at a glance
GIA measures the total enclosed floor area to the inside of the external walls; NIA measures only the usable space left once common parts and structure are stripped out. GIA is always the bigger number.

- Any area under 1.5m headroom
Used for: offices, high-street retail & supermarket lettings and rent.
Which measure for which property?
Use the wrong basis and your market comparisons fall apart. As a rule of thumb:

Mixed-use schemes (say, retail below industrial) need the correct basis for each part — and the basis should always be stated in the report so no one is comparing GIA against NIA by accident.
Why the difference hits your money
Commercial rent is usually agreed at a rate per square foot or square metre, so the area basis feeds straight into your costs:
• Rent: office rent is set on NIA — check it, so you’re not paying for structural voids and shared space you can’t use.
• Business rates: the Valuation Office Agency measures floor areas to the RICS Code for rating — the basis affects your rateable value.
• Service charge: how common areas are apportioned between tenants depends on the areas used.
Even a small error in area can compound. On a five-year lease, a few percent of mis-measured space can add up to thousands of pounds of rent and rates you didn’t need to pay — which is why an independent, measured survey pays for itself.
Where GEA, IPMS and the RICS standards fit
GIA and NIA aren’t the only measures. GEA (Gross External Area) is measured to the outside face of the external walls and is used mainly for planning.
And the global International Property Measurement Standards (IPMS) increasingly sit alongside the traditional terms — IPMS 3 is the occupier’s equivalent of NIA, though it includes internal walls and columns, so it’s usually slightly larger.

Effectively, yes. GIFA (Gross Internal Floor Area) is the term more common in construction and cost planning, but it describes the same thing as GIA — the enclosed floor area to the inside of the external walls.
Have the building measured by an RICS-regulated surveyor to the recognised standard, with the basis clearly stated. A measured building survey or IPMS area assessment gives you defensible figures for rent, rates, valuation or lease negotiations.
