Our recent large scale PPM in London
Blackacre were recently instructed to undertake a significant Planned Preventative Maintenance (PPM) schedule in South-East London. The building was a large block of flats and our client was the property management company acting on behalf of the Freeholder.
The inspection
Our day started on site early conducting a Drone survey of the roof and high level elements. We are always sure to obtain the right licenses and permissions when flying in London as airspace is very restricted. All external elements are then inspected by our Building Surveyors including common parts. These are photographed, commented on and quantified so that can attribute an indicative costing to any necessary future repairs.

Our inspection took 2 days and whilst there was an initial outlay from the client, the value obtained from having an accurate PPM schedule (or CAPEX schedule) was significant for the client. They were able to strategize repairs over the next 10 years to ensure they are proactive with their maintenance. Most managing agents and asset managers with inevitably be reactive in their maintenance plan, resulting in multiple access visit, professional time and undue expense!
