From point cloud to intelligent BIM model

Scan-to-BIM is the process of converting a 3D laser scan — a dense point cloud of a real building — into an accurate, structured 3D model that architects, engineers and asset managers can actually work with. Our 3D modelling service works hand in hand with our scanning and measured survey work to deliver a reliable digital twin of the building as it really stands.

Because the same team captures the data and builds the model, geometry stays consistent from site to software — walls, floors, roofs, structure and key MEP (mechanical, electrical and plumbing) all faithfully represented, ready to drop into Revit, ArchiCAD or another BIM platform.

Scan-to-BIM: your questions answered

Scan-to-BIM is the process of converting a 3D laser scan (a point cloud) of an existing building into a structured, intelligent BIM model — typically in Revit or ArchiCAD. Instead of raw measurement points, you get modelled walls, floors, structure and services that can be measured, edited and coordinated.

A point cloud is millions of raw survey points recording every surface exactly as scanned. A BIM model interprets that data into intelligent objects — walls, doors, beams, ducts — with properties attached, so it can be used for design, clash detection and facilities management. We produce both.

We deliver parametric models for Revit and ArchiCAD, and can export to other BIM platforms. Tell us your workflow and we’ll match it.

Any LOD your project requires, from a basic shell model through to a fully detailed interior build with MEP. We agree the right level up front so you get the detail you need without paying for detail you don’t.

Because our models are built from laser scan data, we typically achieve room-level tolerances in the single-millimetre range — well within the accuracy needed for design, coordination and heritage recording.
