Understanding the full picture without causing damage

Listed buildings need a thorough approach. We avoid destructive testing, yet aim to get right to the heart of how the building is performing. Our expensive set of surveying equipment lets us measure, see and test in ways that most standard surveyors simply do not.

We start with thermohydrometers to record temperature and humidity levels throughout the property. This gives us a clear picture of the climatic conditions inside and helps explain problems like condensation or black mould. Pair that with thermal cameras and surface temperature probes, and we can spot cold spots, heat loss and hidden damp without lifting a floorboard or opening up walls.

Getting into the hidden spaces and high level areas

Boroscopes are invaluable on older properties. These small flexible cameras let us look deep into voids, behind paneling and inside timber frames. We have used them recently on several timber framed cottages in the Lewes, Brighton and Ringmer, East Sussex to trace the exact extent of decay without major opening up.

We also make full use of our pole camera to inspect high level elements safely from the ground. This is particularly useful on tall elevations over the top of parapets, chimneys, complex roofs and upper sections of timber frames where ladders are impractical. It allows us to examine roof coverings, leadwork, copings and high level joinery in detail without risking damage to the historic fabric.

When appropriate carbide meters give us accurate moisture content readings in masonry. They allow us to provide an accurate damp profile of the wall. This data driven approach means our reports are far more reliable.

We also keep smoke machines to hand. They are brilliant for tracing air leaks, checking chimney draw and finding routes where damp or draughts travel through the building. On one recent Lewes terrace we used smoke testing to prove exactly where driving rain was getting in around a failed flashing.

Recent timber frame surveys in Sussex

In the last few months we have completed several detailed timber frame surveys on Grade II listed cottages. These jobs needed more than just equipment. They required a proper understanding of traditional materials and how they should be repaired sympathetically. Using the combination of boroscopes, pole camera, resistance meters and thermal imaging we could pinpoint wet rot in specific beams and posts, work out why it had started, and advise on targeted repairs using seasoned oak splices and breathable materials. The clients avoided unnecessary expense and the buildings kept their historic character.
