Case Study 1: 17th-Century Timber-Framed Cottage near Lewes

Our clients were relocating from London and found a beautiful Grade II listed cottage tucked away in the South Downs near Lewes. The handmade clay peg tile covered roof and exposed beams sold them the country dream. They wisely commissioned a full RICS Level 3 Building Survey before exchanging contracts.

Our inspection revealed significant structural defects in the original timber frame. Decades of exposure and poor maintenance had caused rot and decay in several key posts and mortice joints. In one, the decay was so advanced that sections of the frame needed cutting out and splicing with new seasoned oak. Work that would require specialist joinery. We also found high external ground levels when compared to internal floor levels. This was causing penetrating damp of the brickwork and damage to the plasterwork. Without these findings, the buyers could have faced repair bills running into tens of thousands shortly after moving in. Even worse a damp proofing contractor has advised them of substantial remedial works such as chemical damp proof injections, that we completely unnecessary.

We recommended a phased repair programme using traditional materials like lime and chalk paint, that respected the building’s heritage while making it dry and stable for the next inhabitants.

Case Study 2: Another Country Cottage in Ditchling, West Sussex

This pretty Grade II listed cottage had been in the same family for years. The sellers presented it well, but the buyers, a young family, asked us for a thorough RICS Level 3 survey because they planned to renovate the kitchen and bathrooms.

Inside, we identified widespread condensation problems leading to black mould in the bedrooms and on window reveals. What we found was that there was a significant ‘moisture load’ in the property leading to this issue. A family of six were living there creating pints of water vapor every day. As most of the windows were painted shut, ventilation was neglected and Absolute Humidity levels within the property were causing problems. We made our recommendations when focused around vapor management and creating a between internal climate. Getting the windows in order, mechanical ventilation and a better heating schedule were all included in our advice. The report gave the buyers clear cost estimates for remedial works, including breathable lime plaster repairs and improved ventilation. They were able to renegotiate the price and proceed with confidence, knowing exactly what they were taking on.

Case Study 3: Grade II Listed Terrace House in Lewes

A developer client purchased a three-storey terraced house in the heart of historic Lewes. Because they intended to carry out internal alterations and possibly add a small rear extension, they needed both a detailed condition report and accurate drawings for the listed building consent application.

We delivered a comprehensive RICS Level 3 Building Survey plus a full Measured Building Survey. The survey uncovered ongoing structural movement from a failed chimney stack, as well as some localised timber decay in the floor joists. The measured survey provided precise floor plans and elevations that the architect later used to prepare sympathetic proposals that satisfied the conservation officer.
